The purpose of the technical expert report is to make a careful diagnosis of the building expert, with the aim of investigating the origin of the anomalies found in the technical inspection. The anomalies can be endogenous, exogenous, functional, or degenerative.

The technical inspection opinion is an essential technical document, because it values the responsibilities and legal guarantees regarding the construction defects at the beginning of the useful life of the building, and is used by Building Managers and Condominium Administrators as a preventive photographic verification measure.
NEIGHBORHOOD INSPECTION REPORT
The neighborhood inspection technical report attests the state of conservation of the real estate, as well as the existence of functional anomalies or pre-existing to the construction, the origin of which stems from the absence of maintenance, conservation and failures of use by the neighbor near the construction.
TECHNICAL REPORT FOR RECEIPT OF NEW CONSTRUCTION
The technical report for receipt of new construction has the objective of carrying out the definitive inspection of the construction, based on an extensive photographic verification. The Engineer thoroughly inspects all sectors of the common areas of the condominium, with the intention of verifying the existence of apparent, hidden and anomaly defects, where the correction of the problems found is the exclusive responsibility of the Construction Company.

The expert evidence in condominiums aims to assist in the correct identification and application of corrective actions, with the purpose of eliminating hidden and apparent construction defects in the common areas of the condominiums, especially when the development is still within the term of the construction company’s mandatory guarantee, giving the possibility of the Building Manager to plan each work and priority and non-priority technical interventions, as well as budgetary resources for repairs.
RENOVATION FOLLOW-UP REPORT
On April 18th, 2014, the NBR-16.280/2014 of ABNT (Brazilian Association of Technical Standards) came into force, which deals with building renovation, establishing management system and process requirements, projects, execution, and security of building renovations.
Any real estate renovation that alters or compromises the safety of the building or its surroundings must be submitted to the construction company and/or developer, as well as to the designers, within the decadent term, that is, from the moment the guarantee expires.
After the warranty period is over, a technical report signed by an engineer or architect will be required.
Based on the opinion issued by a specialist, the Building Manager may authorize, authorize with observations, or claim for a renovation of the condominium, if the Manager believes that such work will put the building at risk.
